March 23 Market Update from Bricks&Logic - Ongoing price recovery?

Our March 2023 update containing data up to the 28th February is now available at www.bricksandlogic.com. This update looks at changes in our estimates of sale and rental values between 30th November 2022 and 28th February 2023.
England & Wales 3 Month Sales Change

Across England and Wales, the average sale value rose by 0.4% over the past three months. As usual, the numbers vary greatly depending on where you are in the country with local changes varying between -4.0% and +3.4%.

We wrote last month about the market decline slowing indicating a possible market recovery. This month we are seeing positive growth on average which further reinforces this recovery story.
Some areas though remained strongly negative over the period.

England & Wales 3 Month Rental Change

Across England & Wales, the average rental value increased by 1.7% over the past three months.

Once again, the fastest growth is in London.

London 3 Month Sales Change

Across London, the average sale value increased by 0.5% over the past three months with the usual variations for different areas.

As seen across England and Wales, this month is showing a move back into positive average price growth.

London 3 Month Rental Change

As noted above, the rental market in London remains the fastest growing in the country. Over the past three months, average rental values have increased by 3.2% over the period with some areas seeing increases of as much as 7%.
